Cedar Crest: Perfect for young, growing families

Philippine Star
January 29, 2010

MANILA, Philippines - Oliver, 32 years old and Kaye, 29 are a young married couple blessed with two children: a three-year-old boy and a baby girl who is about to turn one. For more than 10 years both have scraped their way to the top of their respective corporate ladders and have reached a point in their life when they realized the need to fulfil their life-long dream: Owning a home they can call their own.

Such home doesn’t have to be palatial; about a modest-sized condo is in their mind, along with its conveniences of location and lock-and-go practicality. The couple are picturing this condo unit to be a sanctuary where they can go home to after each day of stressful work. More importantly, this is where their children can enjoy life the way they did in their childhood: where there is fresher air, where the children can play in vast open spaces, and where they can enjoy day offs like they would do when vacationing in resorts.

Philippine Star
December 11, 2009

MANILA, Philippines - Renowned property developer DMCI Homes continues to create quality living environments that cater to a wide range of clients searching for the ideal home. In the progressive city of Manila, DMCI Homes is redefining urban living with the creation of a high rise that combines accessibility with comfort and security. The Illumina Residences Manila is a condominium development that offers its residents a wise alternative to cramped spaces and greenery-free residences prevalent in urban areas.

Here, city living becomes easier as its unit owners — the career-driven and professionals with growing families — experience many conveniences not afforded elsewhere. Imaginatively conceptualized and carefully planned, it is a place that helps its residents realize their dreams of secure and comfortable living. With world-class, resort-like amenities, Illumina Residences provides a relaxing, revitalizing sanctuary that keeps out the daily pressures of work or school. And because it’s a design masterpiece, Illumina has special lighting and ventilation advantages.

The 32-storey building’s Modern Minimalist design is characterized by clean, uncluttered lines. The subdued earth colors inspire a tranquil ambiance, providing
homeowners a much-needed distance from the demands of daily routines. Illumina Residences’ architecture also inspires the use of available lighting, which can lead to less artificial light use and therefore, less electricity expenses. The design of the windows allows natural light to enter, and this benefit is complemented by cross-ventilation. The number of windows gives residents plenty of opportunities to experience the cool breeze.

When viewing the top of the building, one can notice its distinct T-shape. The property’s nearly 6,940 square-meter space was maximized, while leaving trees untouched. The structure’s shape allowed the greenery’s preservation, giving more areas to rest in or to be viewed.
DMCI Homes is the country’s premier triple A builder/developer that offers modest income earning families optimum value for their money by providing homes with exceptional features and amenities, world-standard level of craftsmanship borne out of almost 55 years experience in the construction and development industry.

Rosewood Pointe finish with Ivory Tower top-off

Philippine Star
December 4, 2009

MANILA, Philippines - Residents of Rosewood Pointe in Township Central, Taguig City, are flushed with delight now that they can fully enjoy the advantages of their emerging community as the 10th and final structure has been completed with the topping-off of Ivory Tower.

The completion of Rosewood Pointe is another milestone for DMCI Homes, the premier triple A builder-developer that continues to stamp its authority in the construction business through its exemplary track record and fulfilling its commitment to homebuyers. Owing to its heritage of more than 50 years in the industry, DMCI Homes was able to finish construction of Ivory Tower ahead of schedule. It will be ready for turnover by February 2010 – a full 10 months ahead of the intended target date.

Unit owners now have the option of moving in at their high-rise condo unit at Ivory Tower early next year by fulfilling their 10% downpayment. As the second high-rise tower to rise at Rosewood Pointe, it joins Jade as a twin structure that looms over the rest of the eight mid-rise residential structures that comprise this Neo-Asian themed community designed for modest-income professionals and their families.

Just like Jade, Ivory Tower will feature first-rate building features, including its own hotel-like lobby that will welcome residents and their guests by a delegated receptionist. A Podium Garden, meanwhile, will provide open spaces for softening the impact of living in a concrete structure. This generous advantage extends all the way to the condo units, with each one boasting of a balcony that affords views of Ortigas Center and Bonifacio Global City. Bigger, more spacious units are also offered on the top three floors.

The staple feature of single-loaded corridors incorporates the medium-density living proposition even at this high-rise structure. The single corridor arrangement allows each unit to open to a landscaped atrium that is found on every five floors or a view of it, and not another condo unit.

Aside from these, sufficient parking spaces are provided within the building, leading straight to the residential areas via high-speed elevators. Podium levels meanwhile provide commercial units that cater to the residents’ needs, so that they don’t need to leave the vicinity of their building to acquire essentials.

And to top it all off, a Sky Lounge will serve as the crowning glory of Ivory Tower – an expansive lounge area on the penthouse level where they can go to for social or corporate affairs, community events, even as an extra space to entertain guests or a quiet nook to drink coffee, read the paper or surf the Net at the free Wi-Fi zone.

DMCI Homes is the country’s premier triple A builder-developer that brings serviced, themed communities within reach of urban families who once had limited residential options, but still aspire to achieve a comfortable, enriching quality of life proximate to their place of work.

Cypress Towers

Manila Bulletin
September 9, 2009

The business district of Makati and more recently, the urbanization of Bonifacio Global City (BGC), continue to attract homeowners, especially professionals working within those areas. While the locations offer convenience and accessibility, the escalating price of real estate makes it prohibitive for the middle-class market. Working professionals and new families with modest incomes, can now find an ideal alternative address, just five minutes away from the BGC and a short drive from Makati Central Business District.

Cypress Towers by DMCI Homes is located along C-5 Road, beside Diego Silang Road. This location puts the property right on the list of options that even middle-income earners can afford. Accessible from the area are various important destinations such as Market! Market!, Ortigas Center, and the NAIA terminals.

This development also offers value-for-money features. For one, the price of a studio unit in the prime locations of Makati and BGC will already afford a working professional a two-bedroom unit at Cypress Towers.

Adam Trinidad, project director, said that the target market profile is composed of decision makers, majority of which are single or who are about to get married. Currently, they are residing in various parts of Metro Manila, either with their families or renting apartments and condos near their places of work.

“At Cypress Towers, the prices of units are within reach of middle-income families, while presenting advantages that can be found in the premier communities of the major developers,” Trinidad said.

Comparatively, similar high-rise developments in the BGC and Makati areas are priced at P80,000 to P93,000 per sqm, with an average of 20 sqm for their studio unit, while a 100 sqm floor area home can be too expensive. Amenities are also basic, and mostly installed on the podium level, which add to the constrictive conditions. At Cypress Towers, condo units are offered for only P55,000 to P60,000 per sqm.

“Because of its value-for-money features, Cypress Towers has emerged as the preferred address of young urban professionals and families working in BGC, Makati CBD, and Ortigas Center. Its first tower, Belmira is now home to more than 100 individuals and families, most of whom are young professionals and balikbayans,” Trinidad noted.

He added that the second tower, Celesta, is nearing completion, ahead of its scheduled turnover by February 2010. Common area amenities like the swimming pool and al fresco dining area have also been completed and now being enjoyed by the residents. A substantial area of the entire development now thrives with open spaces, contemporary architecture, bridgeways and pathways – all enveloped within lush greenery to soften the concrete structures.

Trinidad also cited the strong sales performance of Cypress Towers, which is evidenced by the sold-out status of Belmira, with Celesta now catching up at more than 80 percent. Altiva, which was launched only this year, is also witnessing a rapid selling pace, particularly due to its reasonably-priced studio units that are attracting young professionals.

Residents also get to enjoy first-rate building features, such as the unique pinwheel architectural design of the buildings that allows the natural flow of light and ventilation into the structure anytime of the day.

Other building features include single-loaded corridors, uninterrupted power supply, underground water cistern, ample parking spaces, hotel-like lobbies, link bridges that connect the three towers, 24-hour security, and high-speed elevators.

Resort-like amenities are scattered throughout the complex to provide recreation and leisure options for residents. Soon-to-be-completed are the podium amenities at the fifth floor of Celesta Tower such as spa pool, children’s playground, and podium park with landscaping and gazebos.

East Raya Gardens

Manila Bulletin
September 23, 2009

Inspired by the serenity of a traditional Balinese village, DMCI Homes unveiled the Clubhouse of East Raya Gardens last month.

Located in the middle of the 2.9-hectare property in Pasig City, East Raya Gardens’ Clubhouse displays modern Balinese architecture. It is complemented by lush Balinese gardens and water features which enhances the striking profile of the roof crowns, finials and lattice fascia accents that is traditional Balinese.

Rina Soriano, DMCI Homes Architectural Design manager, said that Balinese architecture was especially selected for East Raya Gardens following the success of Raya Gardens – another themed residential development by DMCI Homes in ParaƱaque City.

“There was a clamor for us to repeat the theme of a sanctuary in the city, which is very appealing to our residents’ fast-paced lifestyle. Everybody seeks a sanctuary where they can de-stress and relax after a toxic day at work. We have that here at east Raya Gardens,” said Soriano.

Muted earth tones of wood, bamboo and natural stones dominate the clubhouse. It is connected to the residential buildings through walkways designed with ponds and gardens.

Soriano also said that air and sunlight flow freely around the clubhouse area – making for a more relaxing atmosphere. Indoor amenities include a function hall and air-conditioned multi-purpose hall for social and corporate occasions; a view deck to enjoy the surrounding vista; a bar and entertainment room; and a well-equipped fitness gym. The clubhouse also offers services such as a water station, laundry pick-up station, and convenience store. It also offers Wi-Fi connectivity.

“For the interiors, furniture is low and inviting, enhancing the high-ceiling which gives a feel of airiness. The lighting gives off a warm glow further creating a relaxing effect,” she added.

Outdoor amenities also invite residents to spend time at the clubhouse. There’s an infinity pool; a kiddie pool, shower area, poolside lounge, basketball court, koi pond, and Balinese landscaped
gardens with gazebos, stone lanterns, arbor trellis, and carved stone panels.

“The predominance of water as seen in the surrounding lotus ponds and swimming pools enhance the tropical look, along with the use of wide-leafed and lush greenery showing a palette of colors and textures. Sandstone ornaments add accent and interest to quiet nooks and corners,” Soriano noted.

East Raya Gardens is located along Mercedes Avenue, Pasig City. The project offers two-bedroom (56.5 and 64.0 sqm) and three-bedroom (88 sqm) unit options. All units come with a balcony and a service area located at the roof deck

Family first at Magnolia Residences

Manila Bulletin
October 21, 2009

DMCI Home’s project is built for young, middle-class Pinoys

Parents want to provide their family a secured and comfortable home, one where they can nurture their children, and relax and unwind after a hard day’s work. DMCI has come up with a residential development that can satisfy the needs of this market.
Magnolia Place by DMCI Homes aims to attract young and growing middle-income families who are first-time buyers or upgraders in Quezon City. Its secondary market, on the other hand, is identified as young, growing middle-income families coming from nearby areas like Bulacan or Pampanga, who need a half-way home in Metro Manila, either to pursue higher education or their chosen careers.

“They are decision-makers from middle-income segments planning to purchase their first home and start a life of their own,” explained Cherrie Lyn Cruz, DMCI Homes’ marketing research manager. “They are family-oriented individuals looking for a secured environment to raise their children and achieve a balanced life. They need a home that is more cost-efficient in terms of size, location, and maintenance – essentially an upgrade over their current residential condition.”

Cruz explained that everything about this new project is designed to provide a secured, relaxing resort-residential environment conducive for raising growing families. Most evident among these features is the varied array of amenities and open spaces.

“We’ve dedicated about 1.5 hectares of the development to amenities that help promote inspiration and positive well-being. Among these are themed pocket gardens which adults can use as their nook. Because of the ambiance, the kids can pursue artistic activities such as sketching or painting. They can also use the clubhouse, which houses different facilities such as the function hall, fitness gym, and entertainment room. There are also the outdoor play court, a swimming pool, and playground for leisure and other family or group activities,” Cruz said.

Magnolia Place offers spacious condo units where young families can live comfortably. The smallest unit is set at 42 sqm for a two-bedroom unit, while the biggest is a three-bedroom type, sized at 66 sqm. The sizes of the unit exclude the balcony and service area at the roofdeck – which is approximately an additional 7.50 sqm and 9 sqm, respectively.

Most condo developments in Quezon City are high-rise buildings offering 20 to 30 sqm units on the average and realistically, can only fit about two occupants. Meanwhile, other developers go to such lengths as converting small 30 sqm units into a two-bedroom unit which comes out very poorly-planned.

The project’s location answers the requirement of earning individuals and residents in terms of office and business elements, malls and commercial areas, apart from their medical and spiritual needs – all of which are within a three-kilometer radius from the development.

Its value-for-money aspect is much emphasized with a total contract price that’s already inclusive of extras, besides the livable space, such as the balcony and roof deck service area, and access to resort-type amenities and facilities.

The model unit is available for viewing at Magnolia Place Sales Office in Tandang Sora Ave., QC.

Jade Tower ready for occupancy in December

After conquering the niche of medium-rise developments catered to modest income-earning Filipinos, DMCI Homes continues to expand its market by launching high-rise developments designed for professionals and young families looking to enjoy an upgraded lifestyle.

DMCI Homes’ latest high-rise addition to Rosewood Pointe, Jade Tower, is one of its most attractive building components in this community located in Taguig City. The development’s first high-rise offering, Jade Tower, has been already completed as early as July this year and will be ready for occupancy by December.

Adam Trinidad, DMCI Homes project director, said: “The opening of Jade Tower is a testament of DMCI Homes’ commitment to our clients through timely delivery and quality workmanship. This milestone reflects our dedication to build communities, more than just structures."

The company delivers the advantages of a high-rise home with first-rate amenities at Rosewood Pointe. Aside from conventional amenities like the swimming pool, kiddie playground and basketball court, unit buyers of Jade Tower will get to enter a plush hotel-like lobby with reception area, a podium garden, sky lounge (an amenity shared with soon-to-rise Ivory Tower) and retail commercial spaces at the ground and second floor levels. As a trusted developer, it has raised the standards of high-rise living, providing quality products with the luxury of open spaces – a rare attribute in high-rise condominiums.

Still, prices of units here are within reach of the middle income market. Starting at P2.7 million, a growing family with modest income can already avail a two-bedroom unit in one of Rosewood Pointe’s two high-rise towers.

Living in Jade Tower also gives residents the advantage of added security. Trinidad added: “The tower will be equipped with a secured entrance to the development as well as the 24/7 roving security. A receptionist will also be stationed at the lobby to welcome residents and their visitors.”

More resort-style conveniences are offered at this high-rise sanctuary, including access to gardens located at the atriums of every five floors. This is apart from the podium gardens located at the third floor. Also, residents have direct access to facilities such as the water station, business center and other amenities located at the parking podium. Furthermore, residents can enjoy the views of Laguna de Bay and Mt. Makiling as well as that of Bonifacio Global City and Ortigas CBD, depending on the orientation of the unit.

This high-rise luxury previously reserved for the privileged few can now be enjoyed at Jade Tower by the middle-income market composed of start-up families and young couples. The high-rise tower will complement the emerging community of Rosewood Pointe’s mid-rise dwellers.

“Residents, children and adult alike, can spend the weekend playing in the pool; groups of teenagers playing basketball; individuals lounging in the clubhouse, some with their laptops, taking advantage of the Wi-Fi access provided by the Property Management, while others make full use of the pool deck furniture to bask under the sun. Different families also attend Mass together and interact with other families – all of which are signs of a thriving and healthy community.”
