DMCI Home’s project is built for young, middle-class Pinoys

Parents want to provide their family a secured and comfortable home, one where they can nurture their children, and relax and unwind after a hard day’s work. DMCI has come up with a residential development that can satisfy the needs of this market.
Magnolia Place by DMCI Homes aims to attract young and growing middle-income families who are first-time buyers or upgraders in Quezon City. Its secondary market, on the other hand, is identified as young, growing middle-income families coming from nearby areas like Bulacan or Pampanga, who need a half-way home in Metro Manila, either to pursue higher education or their chosen careers.

“They are decision-makers from middle-income segments planning to purchase their first home and start a life of their own,” explained Cherrie Lyn Cruz, DMCI Homes’ marketing research manager. “They are family-oriented individuals looking for a secured environment to raise their children and achieve a balanced life. They need a home that is more cost-efficient in terms of size, location, and maintenance – essentially an upgrade over their current residential condition.”

Cruz explained that everything about this new project is designed to provide a secured, relaxing resort-residential environment conducive for raising growing families. Most evident among these features is the varied array of amenities and open spaces.

“We’ve dedicated about 1.5 hectares of the development to amenities that help promote inspiration and positive well-being. Among these are themed pocket gardens which adults can use as their nook. Because of the ambiance, the kids can pursue artistic activities such as sketching or painting. They can also use the clubhouse, which houses different facilities such as the function hall, fitness gym, and entertainment room. There are also the outdoor play court, a swimming pool, and playground for leisure and other family or group activities,” Cruz said.

Magnolia Place offers spacious condo units where young families can live comfortably. The smallest unit is set at 42 sqm for a two-bedroom unit, while the biggest is a three-bedroom type, sized at 66 sqm. The sizes of the unit exclude the balcony and service area at the roofdeck – which is approximately an additional 7.50 sqm and 9 sqm, respectively.

Most condo developments in Quezon City are high-rise buildings offering 20 to 30 sqm units on the average and realistically, can only fit about two occupants. Meanwhile, other developers go to such lengths as converting small 30 sqm units into a two-bedroom unit which comes out very poorly-planned.

The project’s location answers the requirement of earning individuals and residents in terms of office and business elements, malls and commercial areas, apart from their medical and spiritual needs – all of which are within a three-kilometer radius from the development.

Its value-for-money aspect is much emphasized with a total contract price that’s already inclusive of extras, besides the livable space, such as the balcony and roof deck service area, and access to resort-type amenities and facilities.
